PUBLIC NOTICE

Notice is hereby given that The Village of Dieterich, Illinois Board of Zoning Appeals and Planning will hold a public hearing on November 26, 2018 at 6:00 p.m., at the Village Hall, 109 North Main Street, Dieterich, Illinois for the purpose of considering a Petition for Variance requesting variance for North Front Yard Set Back from the required 20 feet in a B-1, General Commercial District, down to 8 feet, regarding the properties legally described as follows:

Part of Lot 4 and Lot 5 of Krabbe and Schultz Subdivision (Lot 1 Krueger’s 2nd Addition), reference made to Book 29, page 428, as recorded in the Effingham County Recorder’s Office, Effingham County, Illinois, being more particularly described as follows:

COMMENCING at the Northeast corner of said Lot 4, being a point; Thence, West along the South Right-of-Way line of FAP Route 95, a distance of 71.41 feet, to the POINT OF BEGINNING, being an iron pin; Thence, continuing West along the South Right-of-Way line of FAP Route 95, to the Northeast corner of said Lot 5, a distance of 213.59 feet, to an iron pin; Thence, continuing West along the South Right-of-Way line of FAP Route 95, to the intersection of the South Right-of-Way line of FAP Route 95 and the North Right-of-Way line of the Illinois Central Gulf Railroad, also being the Northwest corner of said Lot 5, a distance of 175.00 feet, to a point; Thence, Southeast along the North Right-of-Way line of Illinois Central Gulf Railroad, to the Southwest corner of said Lot 4, a distance of 196.13 feet, to an iron pin; Thence, continuing Southeast along the North Right-of-Way line of Illinois Central Gulf Railroad, a distance of 148.64 feet, to an iron pin; Thence, N 27° 06’ 14” E, along the East line of Tract 3 of Profiseed Survey performed by Charles A. Grunloh, dated the 17th day of October 2001 A.D., reference made to Book 1691, Page 216, Plat #283-A, a distance of 69.82 feet, to an iron pin; Thence, S 62° 53’ 46” E, along the East line of said Tract 3, a distance of 55.57 feet, to a point; Thence, N 00° 00’ 00” W, along the East line of said Lot 3, a distance of 118.73 feet, to the POINT OF BEGINNING.
