PUBLIC HEARING NOTICE

Notice is hereby given that The Village of Dieterich, Illinois Board of Zoning Appeals and Planning will hold a public hearing on April 29, 2019 at 6:00 p.m., at the Village Hall, 109 North Main Street, Dieterich, Illinois for the purpose of considering a Petition for Variance requesting variance for East Rear Yard Set Back from the required 25 feet in a B-1, General Commercial District, down to 10 feet, regarding the properties legally described as follows:

A PART OF LOT 5 IN BLOCK 11 OF LOY’S ADDITION TO THE TOWN (NOW VILLAGE) OF DIETERICH, EFFINGHAM COUNTY, ILLINOIS (REFERENCE MADE TO THE PLAT THEREOF RECORDED IN PLAT RECORD 29 PAGE 109 IN THE RECORDER’S OFFICE OF EFFINGHAM COUNTY) AS CONVEYED IN DEED BK. 3282 PG. 290, BK. 3282 PG. 309 AND BK. 3448 PG. 13 AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:

BEGINING AT AN IRON PIN SET AT THE N.W. CORNER OF LOT 5 IN BLOCK 11 OF LOY’S ADDITION TO THE TOWN (NOW VILLAGE) OF DIETERICH, EFFINGHAM COUNTY, ILLINOIS.

THENCE S-89°-55′-21″-E 112.00 FEET TO AN IRON PIN SET ON THE NORTH LINE OF SAID LOT 5;

THENCE S-00°-52′-49″-W 205.57 FEET TO AN IRON PIN SET;

THENCE N-89°-37′-45″-W 112.00 FEET TO AN IRON PIN SET ON THE WEST LINE OF SAID LOT 5;

THENCE N-00°-52′-56″-E 205.00 FEET TO THE POINT OF BEGINNING, CONTAINING 0.53 ACRES MORE OR LESS.

THE ABOVE DESCRIBED REAL ESTATE IS LOCATED IN AN AREA THAT HAS NOT PERFORMED A STUDY TO DETERMINE FLOOD HAZARD.

THE DESCRIBED REAL ESTATE IS LOCATED WITHIN THE CORPORATE LIMITS OF THE VILLAGE OF DIETERICH WHICH HAS ADOPTED A CITY PLAN AND IS EXCERCISING THE SPECIAL POWERS AUTHORIZED BY DIVISION 12 OF ARTICLE 11 OF THE ILLINOIS MUNICIPAL CODE, AS NOW OR HEREAFTER AMENDED.

This property is commonly known as 104 N. Loda Street, Dieterich, IL 62424.
