PUBLIC HEARING NOTICE

Notice is hereby given that on September 25, 2017, at 6:00 p.m., there will be a public hearing before the Board of Zoning Appeals and Planning of the Village of Dieterich, Illinois at Village Hall, 109 N. Main St., Dieterich, Illinois on the question of whether a petition to rezone should be granted to Aaron L. Hoelscher and Matthew T. Fearday to allow them to subdivide the following described premises and further offer for sale separate lots surveyed from the following:

Tract 1:

Part of the Northeast Quarter of the Northeast Quarter of the Southeast Quarter and part of the Southeast Quarter of the Northeast Quarter of Section 11, Township 7 North, Range 7 East of the Third Principal Meridian, Effingham County, Illinois, more particularly described as follows:

Beginning at a point 40.0 feet West and 44.0 feet South of the Northeast Corner of the Southeast Quarter of Section 11, Township 7 North, Range 7 East of the Third Principal Meridian, thence South along the existing road right of way 176.0 feet to the Northeast Corner of Zumbahlens Subdivision (reference made to the plat recorded in Plat Book 3 Page 37 in the Recorders Office of Effingham County), thence West 157.0 feet to the Northwest corner of Zumbahlens Subdivision, thence South 450.0 feet to the Southwest corner of Zumbahlens Subdivision, thence West along the South line of Zumbahlens Subdivision as extended, 207.0 feet, thence North parallel with the West line of Zumbahlens Subdivision 890.0 feet, thence East parallel with the South line of this described tract 116.5 feet, thence South 264.0 feet, thence East 247.5 feet to the point of beginning; excepting thereforom the following:

A part of the Northeast Quarter of the Northeast Quarter of the Southeast Quarter of Section 11, Township 7 North, Range 7 East of the Third Principal Meridian, more particularly described as follows:  Beginning at the Southwest Corner of Zumbahlens Subdivision (reference being made to the plat recorded in Plat Book 3 Page 37 in the Recorders Office of Effingham County), thence running North along the West line of said Zumbahlens Subdivision, a distance of 300 feet, more or less, to the Northwest corner of Lot 4 of said Zumbahlens Subdivision; thence running West along the North line of Lot 4 as extended, a distance of 207 feet; thence running South parallel with the West line of said Zumbahlens Subdivision, a distance of 300 feet; thence running East a distance of 207 feet, more or less, to the point of beginning,  and

Tract 2:

Lots 1, 2 and 3 in Zumbahlens Sudivision of part of the Southeast Quarter of Section 11, Tonwship 7 North, Range 7 East of the Third Principal Meridian, Effingham County, Illinois (reference made to the Plat recorded in Plat Record 3 Page 37 in the Recorders Office of Effingham County),

all situated in the County of Effingham and State of Illinois.

Which premises are commonly known and referred to as North Main St., Dieterich, Illinois. At such time and place all interested persons will be heard.
